STEP 01

STEP 02
Inspection
We inspect for soft spots, loose fasteners, cracking boards, and moisture damage or mildew growth. Sealing over hidden problems locks them beneath a new coat, so this comes first.
STEP 03
Cleaning and Preparation
Thorough cleaning is critical before sealing. Trapped dirt and moisture interfere with new sealers, so we remove dirt, mold, mildew, and old sealant residue with appropriate deck cleaners and a pressure washer held six to eight inches off the surface. Drop cloths protect nearby plants throughout.
STEP 04
Sanding
Sanding opens the wood's pores so penetrating product absorbs correctly and leaves the surface smooth. We pay particular attention to edges, stairs, and high-traffic areas where rough spots would telegraph through the finish.
STEP 05
Applying Sealant
We wait until the wood is moisture-free, then apply the sealer in dry weather and work in the shade whenever possible, as sealant drying too quickly on a warm deck causes lap marks. The first coat is applied with overlapping strokes; a second coat follows once the first has dried. A water test afterward confirms the seal: beading water indicates the deck is protected.
